American South Capital Partners invests in $77m Atlanta housing project
ASCP is investing through its Fund II, which supports workforce housing across 10 states in the US.

American South Capital Partners, a joint venture between investors SDS Capital Group and Vintage Realty, has invested in a $77 million mixed-use development project in Atlanta.
The Los Angeles-based venture made the equity investment through its American SouthReal Estate Fund II, according to a joint statement. ASCP declined to disclose the amount of the investment. Fund II launched in 2021 and the firm held a final close on $174 million last January, according to affiliate PERE data.
To date, ASCP has funded 22 workforce housing projects across 10 states, creating morethan 5,100 housing units, 81 percent of which are affordable to families earning under 80 percent of median income in those areas, the statement said.
American South Capital is partnering with Woodfield Development on the seven-acre mixed-use project. The development, which is breaking ground in the next few weeks, is located at 840 Woodrow Street in Atlanta’s Westside neighborhood.
In its 22 investments, American South Capital has held a majority interest, according to a source familiar with the deal.
The Atlanta property will have 326 residential units, including 66 affordable and workforce housing units. Five percent of the units will be set aside for tenants with housing vouchers.
The joint venture is also investing $1.5 million to clean up polluted land in the area to meet environmental regulations.
The joint venture expects to deliver the first residential units in the next year, and to complete the project in the next two years, the source said.
